Realtor is a qualified and licensed Real Estate Broker or Sales Associate.
He acts for the Seller unless specifically asked by the purchaser to act on
his behalf, but since the seller is the one who is paying the commissions,
the Realtor is bound to negotiate the highest sale price, and will not
disclose if the owner is eager to sell. The Realtor is responsible for
investigating the title to the property and for discovering if there are
mortgages or charges on the property. If the purchaser wants the property
for a specific purpose, i.e. for holiday letting, the Realtor must make sure
that there are no restrictions to prevent this in the title or local
by-laws. If it is a commercial property, the Realtor must make sure that
there are no restrictions as to the use of the property that will prevent
the purchaser carrying out the business he has in mind.
The

access from their computer. It is a wonderful system, and ensures that both the
vendor and purchaser get the best possible service. As a buyer, you do not need
to waste time visiting dozens of Realtors to find the property you like Florida
Worldwide need be your only contact. This applies to new developments and
re-sale properties. In the MLS the commission on the sale of a property is
divided into two halves, the “listing” commission, and the “selling”
commission. When a person decides to sell his property he asks the Realtor of
his choice to list it. At that moment, the commission is agreed upon, usually
between 7 and 8 percent. The property then goes on the “Multiple Listing”
computer that every Realtor who is a member of the Board of Realtors has in his
office and now automatically on to the world wide web- the Internet. All the
licensed Realtors in the area have access to this database and will have details
of the property from address, down to almost the last blade of grass in the
garden. You may go into any Realtors office in the area in which you wish to buy
a property and he will be able to tell you ALL the property that is for sale.
When
the property is sold, the commission is split between the “listing”
Realtor and the “selling” Realtor 50/50.Of course, if a Realtor both
lists and sells the property he collects both parts of the commission but
this occurs very rarely.
When purchasing a property in the U S.A., you choose the Realtor in whom you have confidence, and tell him what you require in a property. He will take the details and put them into the computer, which will then print out all the properties that fall in that category. You have no need to “shop around” for the best price nor do you have to trail from agent to agent to find a property you like.

Florida laws, the Realtor must disclose on whose behalf he is acting, and we
will inform the “listing” agent that we are acting on your behalf. In fact,
if a Realtor is referring to a purchaser on whose behalf he is acting, the
purchaser will be referred to as the “client”, whereas if he is not acting
on the purchaser’s behalf, the purchaser will be referred to as the
“customer” and the seller will be the client of both the selling agent and
the listing agent This ensures that there is no conflict of interest, and that
both you, the purchaser, will get a fair deal, although if a Realtor is acting
for the purchaser his clear duty is always to negotiate the lowest price. You
will probably conclude that it is always best to have Florida Worldwide acting

There
is no problem in Florida for a buyer from overseas to obtain a mortgage. The
only requirement is the usual one of qualification of income to ensure that you
can afford to repay a loan. Mortgages are usually over a period of at least 15
years and the current rate is around 7.9 percent but varies according to market
conditions. There are many different types of finance available, and Florida
Worldwide will be able to advise which is suited to your needs. Overseas
purchasers are required to make a somewhat larger down payment than an American
buyer usually 20-25 percent, but with low property prices in the U.S.A. that
does not pose a problem.
