Many people decide that the ability to rent out their Florida property forms an important part of their requirements. Most second home owners have limited vacation time to spend in Florida and consequently wish to ensure that their property is put to good use for the majority of the year. A large number need a reasonable level of rental income in order to assist in defraying the mortgage and other property running costs. Rental returns are generally not guaranteed but it is considered that a realistic occupancy level is around 70-75% which should be approximately the break-even point.

Florida Worldwide is presently achieving and even exceeding a 75% occupancy level in most cases. Rental payments to the owner will vary from around $450 per week for a standard 3 bedroom property with a private pool and located, say, 15-20 minutes from the beaches to higher figures for larger homes closer to the beach.

 

Due to the enormous success of Florida Worldwide in securing excellent contracts with most major tour operators, we are presently able to offer clients very high occupancy levels. These levels will vary depending upon the type of property concerned and its location.

 

You may recognise some of the familiar and well - respected Tour Operator names from our contract list which includes, Thomson Holidays, Thomas Cook, Airtours, First Choice, Jetsave, and many other companies throughout Europe.

 

As already indicated, rental rates will vary depending upon the season and the location of the property. A typical weekly rental payment to the owner for a 3 or 4 bedroom executive style property with pool in a location such as the Cape Haze Peninsula is around $550 per week. An occupancy of rate of  70-75% is considered to be easy to achieve. If you wish, Florida Worldwide can provide you with a full property maintenance and bill paying service to ensure that your home investment is well taken care of while you are away.

 

Please note that rental returns are generally not guaranteed. Actual returns will vary in line with market conditions and can be better or worse than the above estimates and following example figures. We do not recommend that a purchase be contemplated where total dependence is on rental income to fund mortgage and other outgoings.
